Union Street Development

Union Street is an innovative, 102-unit mixed-income development on a 28 acre site in the heart of Bay St. Louis, MS. It is a walkable neighborhood with tree-lined streets and a linear park that runs the entire length of the neighborhood, which is a part of a stormwater management and mitigation zone. Other innovative stormwater management measures are strategically placed bio-swales along street edges that help naturally filter stormwater before leaving the site. A native, non-invasive plant palette is used throughout the neighborhood- requiring less maintenance and creating habitats for indigenous wildlife.
The multi-phased project includes a diverse range of housing types including single family, multi-family, and senior living. Although all of the units will display elements of green building, Habitat: Bay-Waveland has received an Eco-Cottage grant from Mississippi Emergency Management Agency (MEMA) to build twenty units at an off-site modular facility that will comply with Enterprise Green Communities Criteria and meet LEED Silver certification.
The Gulf Coast Community Design Studio (GCCDS) provided site planning and stormwater mitigation consultation as well as consultation regarding the construction material palette and design recommendations. Seth has been actively consulting Habitat: Bay Waveland to ensure compliance with Enterprise Green Communities Criteria and LEED for Homes Credits and Prerequisites.
